After signing up with an affiliate program and being an actual affiliate, you are now ready to start making a lot of money by selling other people’s product online. How do you make money? There are actually a number of ways for you to earn money as an affiliate, and most of these ways depends on the type of affiliate marketing program you’ve gotten into. Many affiliate marketing programs compensate their affiliates in either of three ways: pay-per-click (PPC), pay-per-sale (PPS), or pay-per-lead (PPL). In pay-per-click affiliate marketing, the affiliate is paid whenever he directs traffic to the merchant’s site. PPS and PPL affiliate marketing programs work rather differently. In PPS, the affiliate only gets paid when his referral converts into an actual sale. In typical PPS affiliate programs, the affiliate would usually get 15% to 20% commission for each conversion. PPL affiliate programs work the same way, although affiliates are paid a fixed fee whenever his referral converts into a lead for the company. In such affiliate programs, the affiliate would not only be paid for the traffic or sales that he would direct to the merchant’s site but also for the traffic or sales directed by the affiliates who signed up with the program through his recommendation. Yet another way of earning more profits with affiliate marketing is through residual affiliate programs. Residual affiliate programs are affiliate programs where the affiliate gets paid a number of times for as long as the merchant keeps the customer the affiliate has referred to his site. One form of residual program gets the affiliate paid a commission every time the referred customer purchases something on the merchant’s site. Another form of residual affiliate program gets the affiliate paid a percentage every month for as long as the company keeps the referred customer. With a lot of options available and a lot of ways to earn money, affiliate marketing is undoubtedly the most popular and the easiest way to make money by selling other people’s products online. Forex The Future Investment

There are many many advantages over the various other ways of investing. First of all it is a 24 hr market, except for weekends of course. You have the US market then the european and then the Asian. One of the great times to trade is during the over lapping periods. The USA and european overlap between 5am & 9am eastern and the Euro & Asian between 11pm & 1am eastern. Usually the busiest time and best to trade.

The is also the risk factor for the accounts. With futures and options you can get margin calls that can wipe you out. If you get caught in a bad trade not only do you lose the money in the account but you may have to come up with alot more from your pocket. It can be very risking. But not in Forex. Worst case senerio you could lose whats in you account. But you would have to do something really stupid. Like making a big trade on a Fundamental day and leave it alone. If market takes a bad move and you weren't there. OOOPS. But That wouldn't happen with a smarth trader.

Then there are the demo accounts which is an account where you can trade using all the right things, platform,charts,and information. But you are using play money, or what we call paper trading too.

Plus with Forex you have a mini account. Instead of needing thousands of dollars to get into it. You can open an account with as little as $300.00. Now of course you will be trading at 1 tenth of a trade. IN other words you controling 10,000 instead of 100,000.00 These are call lots. Which also means you will only risk 1 tenth too!

It's the best use of trading capital around, even banks lending on property investments don't come close.

3. Accurately predict the outcomes. Currency prices generally repeat themselves in predictable cycles so you can see what the trends are. 'Technical Analysis' helps to see these trends and profit from them.

4. Low Transaction Cost. In other words, you mistakes won't cost you a fortune. Good brokers won' charge commissions to trade or maintain an account even if you have a mini account and trade small volumes.

5. Unlimited Earning Potential. has a daily trading volume of over 1.5 trillion, the largest financial market in the world. It dwarfs the equities market (50 billion daily) and the futures market (30 billion).

6. You can make money in any market conditions. Each market is one currency against another, so when you buy in one, you're selling in another so there's no biase towards either currency moving up or down. This means it's up to you to choose which currency to buy or sell with. Yu can make money going up or down.

7. Market transparency. This is an advantage in any business or trading environment. It means you can manage risk and execute orders within seconds. It's highly efficient and allows you to avoid unexpected 'surprises'.

Why Trade the FOREX?

Why Trade the FOREX?
My purpose for writing this article is to demonstrate to you the advantages of trading on the Forex market. However, there is one myth that I want to dispel before I go further. The myth is that there is a difference between trading and investing. To dispel that myth I quote from Al Thomas, President of Williamsburg Investment Company, who wrote "If It Doesn't Go Up, Don't Buy It". He said "Everyone who invests is a trader, only the time period is different." It is a lesson that I took seriously after taking a beating in the stock market in 2000.

So now, let's compare features of currency trading to those of stock and commodity trading.

Liquidity — The Forex market is the most liquid financial market in the world around 1.9 trillion dollars traded everyday. The commodities market trades around 440 billion dollars a day, and the US stock market trades around 200 billion dollars a day. This ensures better trade execution and prevents market manipulation. It also ensures easily executable trading.

Trading Times — The Forex market is open 24 hours a day (except weekends) which means that in the US it opens at 3:00 pm Sunday (EST) and closes Friday at 5:00 (EST), allowing active traders to choose the times they want to trade. Commodities trading hours are all over the board depending on which commodity you are trading. Including extended trading times US stocks can be traded from 8:30 am to 6:30 pm (ET) on weekdays.

Leverage — Depending on your Forex account size, your leverage may be 100:1, although there are Forex brokers that offer leverage of up to 400:1 (not that I would ever recommend that kind of leverage). Leverage in the stock market can be as high as 4:1, and in the commodities market, leverage varies with the commodity traded but it can be quite high. Because the commodity markets are not as liquid as the Forex market, its leverage is inherently riskier. Although I was never shut out of a commodity trade by the day limit, the fear was always in the back of my mind.

Trading costs — Transaction costs in the Forex market is the difference between the buy and sell price of each currency pair. There are no brokerage fees. For both the stock and the commodity markets, there are transaction costs and brokerage fees. Even when you use discount brokers, those fees add up.

Minimum investment — You can open a Forex trading account for as little as $300.00. It took $5,000 for me to open my futures trading account.

Focus — 85% of all trading transactions are made on 7 major currencies. In the US stock market alone there are 40,000 stocks. There are just over 200 commodity markets, although quite a few are so illiquid that they are not traded except by hedgers. As you can see, the fewer number of instruments allows us to study each one more closely.

Trade execution — In the Forex market, trade execution is almost instantaneous. In both the equity and commodity markets, you count on a broker to execute your trades and their results are sometimes inconsistent.

While all of these features make trading the Forex market very attractive, it still requires a lot of education, discipline, commitment and patience. All trading can be risky.

En düşük konut kredisi faizi yüzde 1.49

Piyasada en düşük konuk kredisi faizini uygulayan banka agresif büyüme hedefleri ile dikkat çeken ING Bank. Bankanın konut faizi yüzde 1.49 seviyesinde. Fortis konut kredisi faizi olarak müşterilerine yüzde 1.54'lük faiz oranı sunarken, Vakıfbank, Anadolubank ve Finansbank'ta ise konut faizi yüzde 1.55 seviyesinde. İş Bankası'nın konut kredisi faiz oranı yüzde 1.57 iken, aynı faiz oranını uygulayan bankalar arasında Şekerbank ve TEB de bulunuyor. Konut kredisi faiz oranı olarak müşterilere yüzde 1.57 faiz uygulayan bankalar arasında Yapı Kredi ve Akbank bulunuyor. Garanti Bankası'nın konut kredisi için uyguladığı faiz oranı ise yüzde 1.59. Yüzde 1.59'luk faiz oranı ile dikkat çeken digğer bir banka da Halkbank. Ziraat Bankası'nın konut faizi yüzde 1.60 ile sabit kalırken, HSBC konut faizi olarak yüzde 1.65 faiz uyguluyor. Milleniumbank ise yüzde 1.96 ile piyasadaki en yüksek konut kredisi faizi veren banka konumunda. Uzmanlar, faizlerin yılsonuna doğru Merkez Bankası ve mevduat faizlerinde yaşanacak düşüşlere oranla gerileyeceğini tahmin ediyor.

Bankanın 50'nin üzerinde proje ile anlaşma imzaladığı görülüyor. Milleniumpark, Yakut Evler, Serena ve Sarduna Konutları, Yamaç Evler, Güzelbiryer Projesi, Semilyon Konaklan ve Ankara Ankara projeleri bankanın anlaşmalı projeleri olarak dikkat çekiyor. Bankanın normal tabela faizi yüzde 1.57. Anlaşmalarla bu oran yüzde 1.54'e geriliyor.

AKBANK

Bankanın 50'nin üzerinde anlaştığı konut projesi mevcut. Akkent, Ankara Batıkent, Ataköy Konaklan, Bahçeşehir Evleri, Mesa Evleri, Bizim Evler, Bahçeşehir Buyaka, Ergene Vadisi, Gizlibahçe Akdeniz Evleri ve Prestij Residences anlaşma yaptığı projeler arasında yer alıyor. Bankanın ilan ettiği faiz oranı 1.57. Anlaşmalı projelerde bu oran yüzde 1.53'e kadar geriliyor.

GARANTİ BANKASI

Banka 100'e yakın proje ile anlaşma sağlamış durumda. Bostancı City, Soyak Mavişehir, Astrum Towers, Bargylia, Elysium Life, Miyansera Evleri, Koza Evleri, Yaseminpark Bursa, Konsept istanbul, Uplife Park Kartal projelerden birkaçı. İlan edilen faiz yüzde ise 1.70. Vadesi 60 ay olan anlaşmalı projelerde bu oran masraflar dahil edilmediğinde yüzde 1.53'lere kadar geriliyor.

FİNANSBANK

100'e yakın projede anlaşma sağlamış durumda. Avrupa Konutları TEM Projesi, Uprise-Uplife, Uphill Court Ataşehir, Bahçehir Projeleri, Astrium- Bargilya Bodrum projeleri, Narcity, Anthill Projesi, Palms Residence Projesi ve Mesa/Dora projelerden birkaçı arasında yer alıyor. Bankanın masraflar dahil tabela faizi yüzde 1.66. Anlaşmalı kredilerde ise bankanın tüm masraflar dahil edildiğinde faiz oranı 1.60'a geriliyor.

DENİZBANK

Bankanın 150'ye yakın firma ile anlaşma imzaladığı görülüyor. Bazı bölgelerde şube bazında anlaşmalara da rastlanıyor. Ihlas Bizimevler, Fideltus Ispartakule, Avrupa Konutları Tem, Aşçıoglu Projeleri, Sapphire, Hektaş İdealistkent, Ekinciler Ekinoks Residence, Antrium Residence, Anthill Residence ve Arketip Evleri anlaşmalı projelerden birkaçı. Bankanın ilan ettiği tabela faizi 1.70, anlaşmalı projelerde bu oran masraflar dahil edilmediğinde yüzde 1.58 olarak görünüyor.

VAKIFBANK

Bankanın 50'ye yakın proje ile anlaşma sağladığı görülüyor. Eltes Güneşi, Idealist Kent, Nevbahar Konutları, Güneşpark Evleri, Park Oran Konutları, Mesa, Spradon Evleri ve Misstanbul öne çıkan bazı anlaşmalı projeler arasında yer alıyor. Bankanın ilan ettiği faiz oranı 1.66. Masraflar dahil edilmediğinde bu oran 1.55'lere masraflar dahil edildiğinde ise 1.60'lara geriliyor.

Zirvekent-Çankaya, Antrium Residence-Ümraniye, Ataköy Konaklan, Besa Karina Evleri, Elitkent-Bahçeşehir, Göktürk İstanbul ve Doğa Gayrimenkul bankanın anlaşma sağladığı birkaç firma arasında yer alıyor. Bankanın ilan ettiği tabela faizi 1.67. Anlaşmalı projelerden kredi kullanılması durumunda ise bu oran masraflar dahil edildiğinde 1.65'e geriliyor.

Mortgage Kredisi Talebi Arttı

AKP'nin kapatılmama kararının satışlara olumlu yansıdığını kaydeden Aysan, "Haftasonunda kredi bilgisi almak ve başvurmak için gelenlerin sayısı 70'ten 100'e çıktı. Şu anda günde yaklaşık 10 kişiye kredi kullandırıyoruz, bu rakam Ekim sonunda 25'e çıkabilir" dedi.

2 hafta önce Maçka'da ilk şubelerini açtıklarını hatırlatan Aysan, internet, şube ve telefonla günde 70-100 arasında müşteriye ulaştıklarını, web sitesini ortalama günde 1.500-2.000 kişinin ziyaret ettiğini belirtti.

Türk tüketicilerinin kişiye özel fiyatlamayı tuttuğunu belirten Aysan, "Bizde sektörden farklı olarak tek bir faiz oranı yok. Örneğin yüzde 1.49-1.59 arasında yüzde 1.54 gibi bir faiz oranı veriyoruz. Eğer kişi ev bedelinin yüzde 50'sinin altında kredilendirme talep ediyorsa, istediği ev yeni, iskanı olan, depreme dayanıklı, değerlenen bir bölgedeyse, kredi geçmişi de iyiyse faiz oranı 1.49'a kadar düşebiliyor" dedi.

Konut kredisinde daralma sürüyor

Konut ve taşıt kredileri talebinde 2008 yılının ilk çeyreğinde başlayan daralma bu dönemde de sürdü. Ancak taşıt kredileri talebindeki düşüş yavaşladı, konut kredilerinde ters yönde bir ivmeyle talepteki daralma hayli hızlandı. Talepteki söz konusu gelişmeye, "hem konut hem de taşıt kredileri talebini etkileyen en önemli faktörün beklentiler olması" ve "konut piyasasına ilişkin beklentilerin talebi daraltıcı, taşıt piyasasına ilişkin beklentilerin talebi artırıcı yönde gelişiyor olması" zemin yarattı.
Temmuz-Eylül 2008 dönemi için bankalar, konut kredileri talebinin aynı hızla daralacağını, taşıt kredileri talebindeki daralmanın yavaşlayacağını ve diğer bireysel krediler için talep artışı olmakla birlikte artış hızının duracağını öngördü.

Finansbank'tan 'Taksiti Düşük Mortgage'

Finansbank'ın 'Taksiti Düşük Mortgage'i ile tüketiciler, 500 YTL’den başlayan taksitlerle konut kredisi kullanabiliyor. Taksitler üçlü kombinasyon (örn: 500 YTL – 750 YTL – 1.000 YTL) şeklinde belirleniyor ve iki kademeli olarak (örn: 1-24 ay arası 500 YTL, 25-48 ay arası 750 YTL, 49 ay – kalan vade arası: 1.000 YTL) artıyor. Tüketiciler, seçtikleri bütçelerine uygun kredi tutarı ve ödeme planına göre belirlenen vadelerde kredi kullanabiliyor.
“Taksiti Düşük Mortgage” ürününün şimdiye kadar uygulanmayan bir taksit planı içerdiğini ve bu nedenle konut kredileri pazarında bir ilk olduğunu belirten Finansbank Mortgage ve Bireysel Krediler Grup Yöneticisi Erkin Aydın, ev sahibi olmak isteyenlerin planlarını ertelememeleri için en uygun seçenekler üzerinde çalıştıklarını söyledi. Aydın sözlerine şöyle devam etti: “Bu ürünümüz ile müşterilerimize özel avantajlar sunuyoruz. Özellikle, standart kredi kullanımında ödenmesi gereken taksit tutarından daha düşük tutarda kredi ödemesinin başlıyor olması müşteriye büyük kolaylık sağlıyor.
Örnek vermek gerekirse,% 1.48 faiz oranı ile, 100.000 YTL’lik 60 ay vadeli bir kredi için taksit tutarı normalde 60 ay boyunca 2.526 YTL’dir. Taksiti Düşük Mortgage’da ise 100.000 YTL için 1.500-2.000-2.500 YTL taksit tutarları seçilebiliyor. Müşterilerimiz, 1-24 ay arası 1.500YTL ödüyor, sonrasında ise taksit tutarı iki kademede artıyor. BDDK mortgage krizini inceledi

ABD'deki Mortgage krizini analiz eden BDDK, ABD'de hükümet seçimleriyle birlikte, merkez bankası yönetiminin değişmesinin, para ve ekonomi politikaları arasındaki alışılagelmiş uyumu bozduğunu ve bu durumun mortgage kredilerine de yansıdığını belirterek, kredi krizi olarak piyasalara yansıyan bu durumun, 2007 yılının üçüncü çeyreğinden sonra likidite krizine dönüştüğünü kaydetti.

Mortgage krizi ABD'ye mermer ihracatını olumsuz etkiledi

Türkiye’nin en çok mermer sattığı ülke olan ABD’ye bu konudaki ihracat uzun aradan sonra ilk kez gerileme eğilimine girdi..

ABD’de yaşanan mortgage krizi nedeniyle inşaat sektörünün darbe yemesi düşüşte etkili oldu. ABD’ye 2007 Ocak-Haziran döneminde 211.8 milyon dolarlık doğaltaş ihraç eden Türkiye, 2008'in aynı döneminde 176.4 milyon dolarlık ihracat yapabildi.

İSTANBUL Maden İhracatçıları Birliği (İMİB) Başkanı Ali Kahyaoğlu, ABD’de yaşanan mortgage krizinin etkisiyle bu ülkeye yapılan mermer ihracatının ilk kez düştüğünü açıkladı. Gerilemede Türkiye’deki üretim maliyetlerinin yükselmesinin ve YTL’nin değerlemesinin de etkli olduğunu söyleyen Kahyaoğlu, Türk madencilerinin ’kárlı’ çalışma ortamını kaybettiğini anlattı. Kahyaoğlu, "İhracatta büyük hedeflerimiz var ancak şartlar bizi çok zorluyor. Uzun süre yıllık bazda yüzde 25-35 arası ihracat artışı kaydettiğimiz ABD pazarında gerilemeye başladık. 2008 Ocak Haziran döneminde ABD’ye doğaltaş ihracatımız geçen yılın aynı döneminde yüzde 17 geriledi. ABD’ye 2007 Ocak Haziran döneminde 211.8 milyon dolarlık doğaltaş ihraç etmiştik. Bu yılın aynı döneminde 176.4 milyon dolara düştü" dedi.

İpotek kredili konutlar zorunlu olarak sigortalandırılacak.

Evin değerinin en az dörtte biri peşin ödenecek.

Kalan kısmı için bankalar, devreye girecek.

Banka, kredi karşılığı ipotek senedi düzenleyecek.

İpotek senetleri bir havuzda toplanacak. Bunun için İpotek Finans Kuruluşu (İFK) kurulacak.

Bankalar, portföylerindeki senetleri komisyon karşılığı İFK’ya devredecek.

İFK, ipotek senetlerini menkul kıymete dönüştürecek. İpotek senedi üzerinden varlığa dayalı menkul kıymet ihraç edecek.

İpotek Yatırım Kuruluşları da alacağa dayalı menkul kıymetleri borsada ihraç edecek.

Ödeme riski konusunda sigortacılık sistemi de devreye girecek. Eğer kişi iki ay içinde yükümlülüğünü yerine getirmezse gayrimenkulün elden çıkarılması gerekecek.

Mortgage başvurusu ne zaman ve nasıl yapılacak?

Konut kredisi “Tutulu satış sistemi” ya da “Mortgage Sistemi” başladığında Türkiye’de ki şartlar ve başvuru yapabileceğiniz kurumlar bu sayfalardan bildirilecektir, böylece önemli bir avantaj sağlamış olacaksınız. Mortgage’nin Uzun Vadeli Konut Kredisinden Farkları

Sabit faizli kredinin yanında değişken faizli kredi kullanabilme olanağı doğacak ve faizlerdeki yukarı yöndeki aşırı dalgalanma riskine karşı bireyler korunacaktır.

Mortgage veren kuruluşlar, kredi karşısında imzalattıkları sözleşmeleri menkulleştirip bir yatırım aracı olarak yatırımcılara satarak likidite sorunu çözebileceklerdir.

Bireylerin gelir kaynağını belgelemesi ve satın alınacak konutun ipotekleşmesinin dışında, başka bir şeyin ipotek olarak gösterilmesine gerek yoktur.

Tüketiciler ilk aldıkları mortgage’i kolayca ve kısa sürede kapatıp, başka bir kuruluştan daha iyi şartlarda yeni mortgage alma fırsatına kavuşacaklardır. Klasik bankaların dışında Mortgage üzerine yoğunlaşmış Mortgage bankaları oluşmasıyla mortgage veren kuruluş sayısı artacak ve bireyler için mortgage alternatifleri artacaktır.

Mortgage Sigortası Kapsamı

Gelir kaybı ve işsizliği güvence altına Mortgage Sigortası gelecek. Mortgage ödemelerini doğrudan güvence altına alan sigortaların önümüzde ki dönemde uygulanmaya başlanması bekleniyor. Ancak bunlar zorunlu değil alternatif olacak. Kredi ödemelerini güvence altına alacak Mortgage sigortasının Türkiye’de nasıl işleyeceği şimdilik bilinmiyor. Türkiye’de henüz bu anlamda Mortgage sigortası hizmeti sunulmuyor. Bunun dışında diğer konut kredilerinde geçerli olan hayat ve doğal afet sigortası zorunluluğu Mortgage kredilerinde de geçerli olacak. Kredi alan, 30 yıl borcunu aksatma oranının kredi ile finanse edildiğinde zorunlu tutulabiliyor. ABD’de bankalar evin değerinin yüzde 80’i üzerinde Mortgage kredisi alındığında sigorta ödemesi zorunlu tutuluyor.

Mortgage sigortası yaptırmayı tercih etmeyen tüketici diğer sigortalarına güvenecek. Bunlar da mevcut değilse evini kaybetme tehlikesiyle karşı karşıya kalacak. Mortgage sigortasının olmadığı bir Mortgage sisteminde, ya da olsa bile tüketiciler tarafından tercih edilmediği durumlarda, temerrüde düşen kredi borçlusu borçlarını ödemesi için evin satılmasının yeterli olmadığı zamanlar da mal varlığını kaybetme tehlikesiyle karşı karşıya kalacak.

Mortgage şirketini banka seçecek, primleri krediyi alan ödeyecek. Dünyada kabul edilen sisteme göre Mortgage sigortası primlerini krediyi alan ayrıca ödeyecek. Krediyi alan için bir dezavantaj ise, Mortgage sigorta sisteminin kredi veren tarafından seçilmesi durumu.

Dünya da vergi indirimi sebebiyle daha yüksek faiz ödemesi ,Mortgage sigortasına tercih edilebiliyor. Türkiye’de ise henüz faiz ödemelerine indirim yok! Dünyadaki uygulamalarda Mortgage sigortasının vergi indirimine tabii olmaması nedeniyle sigorta yerine daha yüksek faizler tercih edilebiliyor. Madalyonun öbür yüzü ise Mortgage faizinin yükselmesi ve vade arttıkça bu faizin ödemelerle yansıtılması. Yasa taslağının ilk halinde Mortgage kredisi faiz ödemelerine vergi indirimi vardı. Bu indirim 100.000 TL’nin altındaki kredilerde faiz ödemeleri için geçerliydi. Ancak Maliye Bakanlığı’nın itirazı ile bu indirim kaldırıldı. SPK ise bu vergi indiriminin gerekli olduğu görüşünde. Yasa çıkana kadar bu tartışmanın sürmesi bekleniyor.

Dünyada sigortalar disiplinsizlik ve görevi su istimalden işsiz kalanları kapsamıyor. Türkiye’de olmayan sigortanın yurtdışında hangi hallerde ödeme yaptığı önem taşıyor. Avrupa ve ABD’de sigortanın geçerli olmadığı bazı durumlar var. Örneğin; disiplinsiz davranışlar ve görevi suistimalden işsiz kalanlara ödeme yapılmıyor. Krediyi aldığı sıralarda işsiz kalacağı anlaşılanlarla da anlaşma yapılmıyor. Bilinen sağlık problemleri nedeniyle ödemeyi yapamaz duruma gelmesi halinde de ödeme söz konusu değil.

Kredi alanlar ödemelerinin sonuna doğru sigortalarını kapatabilecekler. ABD’deki uygulamaya göre, kredi ödemesi evin değerinin Yüzde 80’i geçtiğinde kişinin sigorta ödemelerini iptal ettirme hakkı doğuyor. Kişi daha erken bir tarihte sigortadan çıkmak isterse eve harcama yaparak evin değerini arttırıp yüzde 80’lik payı geçebiliyor.

Daha fazla prim ödemeyen eşler yüzde 100 güvenceye kavuşuyor. Avrupa ve ABD’de bazı sigortalar daha fazla prim ödemesi ile çiftlerden sadece biri gelir kaybına uğrasa da ona yüzde 100 ödeme yapan paketler sunuyor.

Dünya da serbest meslek sahipleri de işsizliği kapsayacak Mortgage sigortası alabiliyor. Avrupa ve ABD’de serbest meslek sahiplerinin sigortadan yararlanma hakkı bulunuyor. Ancak sigorta sözleşmesinde ki özel koşullara, hangi durumlarda işsiz kabul edileceğine dikkat edilerek sigorta ediliyor.

What is Mortgage ?

A mortgage is the pledging of a property to a lender as a security for a mortgage loan. While a mortgage in itself is not a debt, it is evidence of a debt. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed. In other words, the mortgage is a security for the loan that the lender makes to the borrower.

The term comes from the Old French "dead pledge," apparently meaning that the pledge ends (dies) either when the obligation is fulfilled or the property is taken through foreclosure.[1]

In most jurisdictions mortgages are strongly associated with loans secured on real estate rather than other property (such as ships) and in some cases only land may be mortgaged. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. In many countries it is normal for home purchases to be funded by a mortgage. In countries where the demand for home ownership is highest, strong domestic markets have developed, notably in Spain, the United Kingdom, the Commonwealth of Australia and the United States.

Mortgage - Mortgage Kredisi - Konut Kredisi


İngilizce'de "mortgage" olarak bilinen, basında ve halk arasında "Kira öder gibi uzun vadeli ev satın alma sistemi" olarak bilinen ipotekli konut finans sistemi, gayrimenkul edinmede kullanılan finansman yöntemlerinden birini ifade etmek için kullanılan bir terim. Türk Dil Kurumu (TDK) kelime manası ''tutu, ipotek, rehin'' anlamına gelen ''mortgage'' kelimesi yerine ''tutulu satış''ı öneriyor.
